2025 Real Estate Design Trends for Selling and Buying

The real estate industry, home design, and new resort construction are all showing encouraging enthusiasm as we enter 2025. 

I thought it might be of interest to discuss the trend of home design for 2025. What is the cutting edge in construction and design these days?

We are moving away from the gray color palette we have seen in the last few years and heading toward warm neutrals. If you are looking at painting your house before placing it on the market, go with flattering warm whites and ivory. If you are replacing carpeting, go with a luxury vinyl in the soft wood tones. You can have some gray in it, but don’t make it totally gray.  On that note, always replace carpet with luxury vinyl. Carpet Is considered a negative in an overnight rental resort home, mainly because it holds many allergens and will wear out faster than other flooring. For those reasons, it is not the choice of most buyers and can hurt the price of the property. To cozy up the lack of wall-to-wall carpet, use rugs that can be cleaned and replaced without breaking the bank.  

Natural wood floors of all kinds are, of course, extremely popular and valuable, but if you’re trying to be cost-effective in the sale of a home or in purchasing an overnight resort property, you will probably not want to pay the cost. Hardwood needs to be reserved for your own personal custom home or custom second resort property that is your family legacy.  

Ceramic tile flooring has remained popular for decades, but currently the trend is a natural stone look. Even ceramic tiling that imitates wood is very popular.  Stay away from busy patterns and colors that will come and go. Ceramic tile is a forever choice so think about historic, classic, and natural looks. Do not use tile as your strong design element. Instead, save that for linens, throws, pillows, bed coverings, shams, curtains, rugs, all that can be changed out easily. 

And here’s a surprise: the up-and-coming color… (drumroll!) It’s pink! Just start noticing where you see it! 

Other trends are mountain modern when it comes to overnight resort property. That would be clean lines, shed roofs, dormers, walls of glass, stone, and timber accents, contemporary furniture, and a noticeable lack of clutter (that’s something that always matters in any trend). Minimalists will love it, and people like me will cozy it up with throws, shaggy rugs, and lighting that is soft and hugging the furniture groups. In residential, the trend of modern-looking farmhouses or French country designs with a modern twist are very strong.

Metal roofs continue to be popular in natural colors, which means no red or green. If you’re building a cabin, we have moved away from the original color palette of 20 years ago.  If you’re replacing the roof, you should go with grays silver, black, copper, or brown bronze.  The ever-popular cedar warm tone that we stained 90% of our cabins with is no longer the color of choice.  If you have an older cabin in the cedar color, you can quickly update it with a black or charcoal trim to give it a fresh look. 

And don’t forget your landscaping!  If you are reselling a house, trim back those bushes that have grown into the front door! If you’re purchasing a new resort property, put a little money into landscaping. Use indigenous, hardy plants of different colors, sizes, and shapes to create an artistic frame for your new property!
